June 2026 Fraser Valley Real Estate Market Report


Home prices keep coming down. Buyers are in the driver’s seat.

Hi, I’m Matt Rufh with the Rufh Group at Real Broker. Every month, I break down the Fraser Valley numbers so you don’t have to. Here’s what happened in June — in plain English.

The big picture
  • A typical Fraser Valley home now costs $884,800. That’s down 7% from last year.
  • Prices are now 26% below the 2022 peak. That’s the most affordable this market has been in about four years.
  • 1,147 homes sold in June. There are 10,377 homes for sale right now. That’s a lot of choice.
  • Only about 11 out of every 100 listed homes sold last month. When that number is under 12, we call it a buyer’s market. Buyers have the power right now.

Detached houses
  • Typical price: $1,350,200 — down 7.7% from last June, down 1.2% from May
  • Time to sell: about 37 days
  • 420 sold in June, with about 3,500 for sale
A detached house costs about $112,000 less than it did one year ago. For move-up buyers, that’s a big deal — the house you’ve been wanting just got cheaper.

Townhomes
  • Typical price: $764,100 — down 7.3% from last June, down 0.7% from May
  • Time to sell: about 33 days — the fastest of the three home types
  • 317 sold in June — actually a little more than last year
Townhomes are the busiest part of our market. Roughly 18 of every 100 listed townhomes sold in June — close to a balanced market. If you’re selling a townhome, you’re in the strongest spot. If you’re buying one, don’t expect as much of a discount.

Condos (apartments)
  • Typical price: $476,400 — down 9.1% from last June, down 1.5% from May
  • Time to sell: about 38 days
  • 293 sold in June, with about 2,300 for sale
Condos dropped the most of any home type this year. That’s tough news for condo sellers — and a real opening for first-time buyers. Under $480,000 for a typical Fraser Valley condo is a number we haven’t seen in years.

Need to move in the next 3 months? Here’s my honest advice.

If you’re selling:
  1. Price it right on day one. Homes take 33–38 days to sell on average — and that’s just to get an offer. Add closing time and you’re already at your 3-month deadline. There’s no room to “test” a high price and drop it later.
  2. Look at what’s selling, not what’s sitting. I’ll pull the last 60 days of sales near you and we’ll price against those — not against hopeful neighbours.
  3. Make it show-ready before it hits the market. With 10,000+ homes for sale, buyers skip anything that needs excuses. Clean, decluttered, and photographed well — the first two weeks decide everything.
  4. Be ready to negotiate. Buyers know they have options. A fair offer in week one usually beats a better offer that never comes.
If you’re buying:
  1. Get pre-approved this week. It tells you your real budget and makes your offer stronger. (Talk to your lender first — rates change and everyone’s situation is different.)
  2. You can take a breath — but not a nap. Well-priced homes still sell in about a month. See something great? Act on it.
  3. Negotiate with confidence. In a buyer’s market you can often include conditions — like a home inspection and financing — and still get the home. Use that protection.
Moving up? The price gap between a townhome and a detached house has shrunk. If that’s been your plan, the math may finally work.
